Private living spaces, comprehensive amenities, and convenient access to industrial zones have made Flamingo Golden Hill a long-term residence for more than 500 foreign professionals.
Located along National Highway 21A, on the Ba Sao – Perfume Pagoda – Bai Dinh – Dia Tang Phi Lai Tu tourism route, Flamingo Golden Hill offers easy regional connectivity. Its proximity to major transport routes also shortens travel times to nearby industrial zones such as Dong Van, Kim Bang, Chau Son, and Thanh Liem.
According to the project’s operator, Flamingo Golden Hill is designed for high-intensity professionals, particularly international experts, who seek elevated standards of living, modern amenities, and seamless connectivity.
The “all-in-one” resort-style model applied by Flamingo Holdings is another highlight of the development. Residents can access on-site Asian–European restaurants, gyms, spas, four-season swimming pools, housekeeping, and laundry services without leaving the complex. The model aims to help long-term tenants recharge and maintain their well-being.

As demand for high-quality housing rises around industrial hubs, supply pressures have become more evident. Following administrative consolidation, Ninh Binh has emerged as one of Vietnam’s rapidly developing industrial provinces. The province now hosts more than 30 operational industrial parks, attracting multinational corporations such as Hyundai,
Quanta Computer, McNex Vina, and Esmo Vina, with tens of billions of dollars in FDI. This influx has driven strong housing demand for engineers and foreign experts working long-term.
However, representatives from Flamingo Holdings noted that housing options meeting these standards remain limited in the area. “Many experts end up renting local homes near industrial zones or staying in company-assigned dormitories, where facilities are often basic and lack recreational amenities,” a spokesperson explained.
In this context, the developer shared that more than 500 professionals from Taiwan, Japan, South Korea, and other countries and territories are now living at Flamingo Golden Hill under long-term lease agreements, either guaranteed or financed by their employers. The formation of this multinational community has fostered greater interaction, shared activities, and mutual support, while also reducing vacancy risks for villa owners.

From an investor’s perspective, tenants in this segment typically enjoy stable incomes, long-term employment contracts, and clear payment processes - factors that make rental cash flows less volatile than in the general market.
On the financial side, Flamingo Holdings is currently offering 0% interest rate support for 18 months, flexible payment schedules, and a lease-back mechanism with guaranteed rental income of up to VND 42 million per month, alongside long-term ownership rights. Incentives are subject to specific conditions and policies at each point in time.

“Accommodation demand from experts working around industrial parks remains the main driver for the project’s operations. Sustaining service quality and connectivity advantages will give Flamingo Golden Hill a stronger foundation to retain long-term tenants,” the developer’s representative added.
